GEORGE TOWN: The Sungai Pinang area on Penang Island is set to see a major transformation when M Cora, a RM528 million mixed development project near Karpal Singh Drive, is completed.
At just 450m from the upcoming Bandar Sri Pinang station on the Mutiara LRT Line, residents and businesses at M Cora will have easy transit-linked access across the island and to the mainland via Penang Sentral.
Developer Mah Sing Group Bhd said the project, which combines residential units with commercial suites, had been designed to tap into the area’s growth potential led by the Mutiara LRT, as well as the growing demand for liveable urban connectivity.
Mah Sing had earlier entered into an agreement to acquire the 2.83-acre (1.15ha) parcel of land for RM51.8 million from the Penang Development Corporation for the M Cora project.
At a ceremony to ink the agreement on Monday, witnessed by chief minister Chow Kon Yeow, Mah Sing founder and group managing director Leong Hoy Kum said the development would strengthen the group’s presence in Penang.
This is the fourth land acquisition exercise nationwide by Mah Sing in 2025.
Prices for the condominiums, with built-up floor areas of 904 sq ft to 1,015 sq ft, start from RM426,000. The commercial suites will come in three sizes of 450 sq ft, 660 sq ft and 750 sq ft. The launch is targeted for the second half of 2026, subject to approvals.
Leong noted that Mah Sing has been part of Penang’s growth story for nearly two decades.
“With M Cora, we are reaffirming our long-term commitment to the state. Its prime location and the upcoming LRT access position it well for sustainable urban living on the island,” he said.
Mah Sing Group CEO and executive director Voon Tin Yow said the objective is for the development to become a central point for the surrounding community, a reflection of its name “Cora”.
The word comes from the Greek word “Kore”, which means “heart”. “We choose this name because it reflects what we want this development to be, that is, the heart of the community,” he said.
Voon said the site’s proximity with the upcoming LRT line reinforced Mah Sing’s confidence in Penang’s future growth.
“When we first saw this land, we realised its potential to become more than just a collection of buildings. We saw a vibrant, well-connected community,” he said.
Voon also pointed out that Mah Sing has had a long presence in Penang, beginning with the development of its Southbay township in 2007, followed by projects in Batu Ferringhi such as the Ferringhi Residence and Ferringhi Residence 2.
Last month, the group launched M Zenni in Batu Maung, a RM309 million residential tower comprising 494 units.
The project is designed to meet GreenRE gold standards, featuring solar power integration and energy-efficient fittings.
The Mutiara LRT Line will connect Silicon Island, Bayan Lepas, Spice Arena, Universiti Sains Malaysia, Sungai Pinang, Komtar, and Penang Sentral through 21 elevated stations. Mah Sing said this enhanced accessibility strengthens the long-term investment appeal of M Cora.
Voon said the group would continue to work closely with the state to deliver developments aligned with the Penang 2030 vision.
